First Impressions Count

Having a mowed lawn, neatly trimmed shrubs and a front yard that is clutter free helps your real estate agent make a good first impression and make home buyers feel welcome. So does a fresh coat of paint on your front door, or at least a freshly scrubbed. If it is fall then rake up the leaves. If it is winter-time then shovel your walkway. The fewer obstacles between potential buyers and your home, the better off you will be.

Nice and Tidy and Clean!

Here’s your chance to clean up in real estate (lol – Sorry I couldn’t help myself). But seriously folks tidy-up the living room, the bathroom, the kitchen. If the paint on the walls is fading then you might want to consider a little bit of touch-up and minor redecorating. It is going to be easier on for your Realtor to sell your property when it looks nice and shiny. There are small things you can do like putting new hardware on kitchen cabinets and adding new slipcovers to your sofas. A really nice touch is placing a vase full of fresh flowers in the entrance-way. This is an inexpensive way to spice up your home and it makes all the difference.  If you pressed for time it is worth the investment to hire a professional cleaner and/or painter to get your house market ready.

Light Bulbs and Water Faucets

A tap dripping is enough to drive you crazy and it also suggests that the plumbing could be in need of repair.  The same goes for light bulbs that are burned out. You don’t want a potential home buyer to wonder about your wiring. These are the kind of little details that go a long way when it comes to a buyers state of mind.

Don’t Shut Out a Sale

Do you have any sticky closet or cabinet doors in your home? They will also stick in a buyers mind as well. Save yourself the grief and sand the edges of doors and cabinets. If a door is squeaky give it some WD-40.  This little bit of effort can smooth the way towards a sale.

Safety First

Roller-blades on the stairs is a real no no. Don’t need to leave any home made booby traps lying around. This includes extension cords and over head lights that are just waiting for you to bang your head on. Slippery rugs are another one of those things that you don’t really think about until your potential buyer slips away. The bottom line is make your home is as safe as possible for your visitors.

Make Some Room

Potential buyers are not just looking for a comfy place to live, they are also looking for storage space. Empty out your attic and basement so potential buyers can see how much space there is for when they move in all of their stuff.

Closet Space

To make your closet look bigger now is the time to get rid of clothes that you no longer wear and donate them to charity.  The more organized your closet is the bigger it will look.

Sparkle and Shine

People get frightened of bathrooms. So put them at ease – A pretty bathroom can actually sell your home. Clean up any mold, damaged caulking, and of course make sure nothing is leaking. For that added touch display your best towels, mats and shower curtain.

Make Your Bedrooms Dreamy

A cozy comfortable bedroom is going to enable potential buyers to imagine relaxing there. Spacious is good. Get rid of extra furniture. Use bright bedding and fresh curtains. And as always neat and tidy.

Let The Sun Shine in!

Open up your curtains so that potential buyers can see your home in the best light.

Light Up The Night

If your home is being shown in the evening then turn on all of the lights inside and outside of your home. Those lights will add color, warmth, and make your visitors feel nice and welcome.

 

Find a Spot For Fido

We love our pets, but other people might not feel the same way. When your home is being shown keep your beloved pet outside or at the very least out of the way. 

Nice and Tranquil

Rock-and-roll will never die but yeah it could just kill your real estate deal. When your realtor is showing your home it is best to turn off the stereo or the television set. 

Relax

When your home is being shown by a Realtor is best if you are out, but if that is not possible be friendly. You don’t want to engage in long conversation as potential home buyers will want to see your home with minimal distractions. Yes nobody is going to know your home as well as you do, but your Realtor knows buyers, and your agent will have an easier time selling your home if you keep a low profile and stay in the background.

When a potential buyer wants to talk about the price, terms or any other real estate matters, let them speak to an expert – your Real Estate Agent.  As the home owner it is tempting to want to chime in, but your two cents could cost much more.

Help your agent

Ask your agent what you can do to make your property more appealing. They are going to have a pretty good idea of what it is going to take to sell your home. They might even give you a list similar to this one. Do what you can, it will be well worth the effort.
